217-219 First Street – gut rehabilitation of a dilapidated, three-story building that was used as an illegal rooming house above a store out of which an illegal enterprise was run. The project will create 6 units of affodable housing targeted to households whose income is 80% or below the median income of Union County. Amenities will include wood flooring, central air conditioning, parking lot, and ceramic tile.
East Ward Redevelopment Project -BND will create 11 newly constructed single-family houses. The houses are three story frame houses. The prototype is being built currently as a part of our Homeownership Initiative Phase I project in Elizabeth. We have sent the architectural drawings to panelized housing manufacturers to determine whether we could use panelized homes to save time and money on the project but can also build the units in the traditional "stick built" fashion. The homes will be located on scattered sites in a depressed area of Irvington that has been slated for redevelopment. The sites are all within a few blocks of each other and many have at least one other site contiguous to it. Each unit will have four bedrooms, two full bathrooms, a two-car garage, wood floors, ceramic tile and will be Energy Star compliant. Through the Neighborhood Stabilization Program and Operation Neighborhood Recovery BND has identified an additional eight properties to be included in its redevelopment plan. The redevelopment includes a community playground in the target neighborhood to be built by volunteers.
The project will substantially rehabilitate two adjacent buildings, one of which currently houses Brand New Day, Inc.'s offices, 176 First Street, and dilapidated and mostly vacant building at 170-174 First Street. 176 First St. is a two story building being used exclusively for Brand New Day, Inc.'s offices. 170-174 First Street is a mixed use building having two stories at the corner of First Street and Court Street and three stories next to Brand New Day, Inc.'s building. The first floor is commercial and the upper floor(s) are residential. We will demolish the existing building and build sixteen new affordable rental units. The project will also moderately rehabilitate two of BND's existing buildings whose LIHTC's are expiring: 201 First Street and 101 Broadway. Each of the buildings contains 12 units. 201 First Street has all 2-bedroom units and 101 Broadway has all 3-bedroom units. Each building will receive moderate rehabilitation that will modernize the apartments including making them cable ready, add central air conditioning, and make them handicapped accessible. We will also renovate both building's basements to make 201 First Street's finished and usable space and to make some renovations to 101 Broadway's basement and community room.
East Orange, NJ
The Greenwood Gardens project will create 11 rental housing units at 65-67 Fourth Avenue, East Orange, New Jersey. The building is vacant, gutted and partially rehabilitated. The project's original developer abandoned the project in the late 1990's and the City of East Orange soon took title to it. Since then the building has sat vacant and deteriorating. Brand New Day, Inc. has acquired the property and submitted all funding applications for redevelopment. It is a three story, brick building, originally constructed about 1905. The project will create eleven, one-, two-, and three-bedroom units of rental housing in the building. Three units, one one-bedroom, one two-bedroom and one three-bedroom unit will be reserved for people earning 60% or less than the area's median income. The other eight units, three one-bedroom, two two-bedroom and three three-bedroom units will be reserved for people earning 50% or less of the area median income.
